Reliability, availability, and maintainability are essential in nearly every endeavor that deals with providing services. Reliability Centered Maintenance (RCM) is a maintenance technique that is implemented to optimize the maintenance program of a facility or system. Since failure cannot be prevented entirely, it is important to minimize its probability of occurrence, the impact of failures when they do occur, and the downtime. This thesis investigates the efficacy and applicability of RCM application concerning the Air Handling Unit (AHU) of the Heating, Ventilation, and Air Conditioning (HVAC) systems at King Abdulaziz International Airport (KAIA). KAIA is the oldest and largest Airport in Saudi Arabia; it serves about 30 million passengers per year and there are two planned expansions to increase the capacity of the airport to 114 million passengers by 2030. HVAC system information and failures data were collected and analyzed for one operation year. Failure Mode and Effect Analysis (FMEA) was conducted to analyze the AHU system for the purpose of developing an enhanced preventive maintenance strategy. The monthly, quarterly, half-yearly, and yearly preventive maintenance activities and its time of the AHU were recommended. The study recommended a team of seven technicians to perform the maintenance activities, a list of 37 parts of which 12 are maintainable and 25 parts are replaceable. A risk assessment and mitigation plan is also proposed to reduce both the probability and the criticality of possible hazards during maintenance activities. The implementation of the study results is expected to improve the AHU system reliability, availability, and the overall system performance.
